Leasehold or Freehold?

Freehold means you own the property and the land it is built on, with no ground rent or service charge payable.

Leasehold means you own the property for a fixed term but not the land it is built on, and you may need to pay ground rent and service charges, depending on the property and lease terms.

Commonhold means you own your flat outright and jointly own and manage the common areas with other owners, sharing the costs of maintenance and administration.

Your Budget

The first step is to understand how much you can afford, including your deposit, borrowing capacity, and obtaining a mortgage, ideally with pre-approval to strengthen your position as a buyer.

You should also consider all additional costs involved in buying a property, such as legal fees, surveys, stamp duty, lender fees, removal costs, and ongoing expenses like council tax, insurance, and maintenance.

Once you find a property you are interested in, it is advisable to arrange a second viewing to carefully assess its condition before deciding whether to make an offer.

Making an Offer

When you decide to buy a property, you are not required to offer the asking price, as the value is ultimately what a buyer is willing to pay.

You may choose to offer less depending on factors such as condition, required repairs, or market value, and you can increase your offer if it is not initially accepted.

Once your offer is accepted (subject to contract), it is not legally binding until exchange, and you will then need to consider your mortgage, survey, legal work, and any holding deposit requirements.
